Miami Beach is a barrier-island city between the Atlantic and Biscayne Bay, and it is large and varied enough that "Miami Beach" describes a market rather than a neighborhood. Buying well here means choosing a district first.
South Beach holds the Art Deco Historic District and the densest concentration of restaurants, hotels and nightlife, with housing running from restored Deco apartment buildings to new oceanfront towers. Mid-Beach, along the Collins corridor, mixes large oceanfront condominium buildings with quieter residential streets. North Beach is lower-rise and more residential in character.
Separately from the oceanfront, the man-made islands in the bay (among them the Venetian Islands, Sunset Islands, La Gorce and the Star, Palm and Hibiscus group) hold the city's single-family estate inventory, much of it waterfront with private dockage and some of it guarded. These are a different market from the beachfront towers, and they are where most of the city's large houses trade.
"Miami Beach" covers several distinct markets, and choosing the district is the decision that matters most. Ask island versus oceanfront
A gated bay island and an oceanfront tower attract different buyers and behave differently on resale. Both are called Miami Beach.

Which part of Miami Beach should I look in?
It depends on what you want. South Beach for the Art Deco district and walkable nightlife, Mid-Beach for large oceanfront buildings on the Collins corridor, North Beach for a lower-rise residential feel, and the bay islands for single-family estates with dockage.
Are there single-family homes in Miami Beach?
Yes, principally on the man-made islands in Biscayne Bay (the Venetian and Sunset Islands, La Gorce, and the Star, Palm and Hibiscus group), along with residential streets in North Beach. Much of that inventory is waterfront with private dockage.
What is the Art Deco Historic District?
A protected district in South Beach containing one of the largest concentrations of 1930s Art Deco architecture anywhere. Buildings within it are subject to preservation rules, which affects what can be altered on a given property.
Is Miami Beach the same as the City of Miami?
No. Miami Beach is a separate city on the barrier island; the City of Miami is on the mainland across Biscayne Bay. They have different governments, tax rolls and building codes.
