Bal Harbour is an incorporated village occupying the northern tip of the Miami Beach barrier island, bounded by Baker's Haulover Inlet to the north, the Atlantic to the east, Biscayne Bay to the west and Surfside to the south. It is one of the smallest municipalities in Miami-Dade County and one of the most tightly zoned, which is the single most useful thing to understand about buying here: supply is fixed by geography and by ordinance, not by demand.

The village divides cleanly into two kinds of property. Along Collins Avenue sits a line of oceanfront condominium towers with direct beach frontage. West of Collins, behind a guarded entrance, is Bal Harbour Village, a low-density enclave of single-family homes, many of them on the bay with private dockage. A buyer choosing between the two is really choosing between full-service tower living with beach access and a private waterfront house a few minutes' walk from the same sand.

Bal Harbour Shops anchors the village commercially and is the reason much of the world knows the name. Its expansion keeps luxury retail, dining and foot traffic inside the village rather than sending residents south into Miami Beach. Haulover Park lies immediately north across the inlet, and the Broad Causeway connects the village west to Biscayne Boulevard and the mainland.

Buying in Bal Harbour usually comes down to a decision between a tower residence and a house behind the gate, and the two trade on completely different logic.
