Jonathan Bigelman sells across a specific stretch of the Miami coastline: the barrier island and bay communities running north from Miami Beach to the Broward County line. They are often spoken about as one market. They are not, and the differences between them are the whole basis of a good decision.
The clearest split is structural. Golden Beach permits no condominium towers at all and is zoned exclusively for single-family houses. Sunny Isles Beach, directly to its south, is the densest run of oceanfront high-rises in Miami-Dade County and is almost entirely condominium. Those two towns share a border and share almost nothing else, and a buyer weighing a tower residence against a house is really choosing between them.
Between the ocean and the bay, Bay Harbor Islands splits its two man-made islands by zoning (houses on one, low-rise buildings on the other) and offers waterfront dockage at a different scale from the oceanfront islands. Surfside is the low-rise, walkable exception on a coastline of towers. Bal Harbour pairs oceanfront towers with a gated single-family village behind them. Miami Beach is large enough to be a market of districts in its own right, with its single-family estates concentrated on the man-made islands in Biscayne Bay rather than on the beach.
