Golden Beach is the northernmost oceanfront municipality in Miami-Dade County, occupying roughly a mile of barrier island between Sunny Isles Beach to the south and Hallandale Beach, across the Broward County line, to the north. It is defined by a single zoning decision: the town permits no condominium or apartment towers whatsoever. Every residence in Golden Beach is a single-family house.
That makes it structurally unlike anywhere else on this coast. Where Sunny Isles Beach immediately south is a wall of oceanfront high-rises, Golden Beach is a low, quiet grid of houses running between the Atlantic and the Intracoastal Waterway. Properties fall into three broad groups: oceanfront houses directly on the sand, houses on the Intracoastal with private dockage, and interior lots a short walk from both.
The town maintains private beach access and its own police force, and there is no commercial district. Residents drive south to Sunny Isles or north to Hallandale for shops and restaurants. The absence of retail, like the absence of towers, is deliberate and is much of the point.
Golden Beach is a small, house-only market where inventory is limited by definition and much of what trades is known before it is listed. Jonathan Bigelman works with clients on positioning for that: what oceanfront commands against Intracoastal with dockage, how interior lots price relative to both, and how to be ready when something worth having comes up. If Golden Beach is the target, book an appointment early rather than late.

Who you work with
Buying or selling in Golden Beach
Jonathan Bigelman sells from $2M with ONE Sotheby’s International Realty, and he is from here: a Miami-Dade upbringing and a family that was already in the business. Golden Beach is the smallest market he covers and the least like the others: no condominium towers at all, a town of houses on roughly a mile of oceanfront, with its own police and private beach access for residents.
That scale is the whole dynamic. A town this size can go months without a comparable sale, so timing, patience and hearing about a house early matter more here than anywhere else on this coast. His closings in the town are counted below, from the Southeast Florida MLS.
Ask how many homes actually trade here in a year
It is a small number. An agent who can tell you it, and what sold last, is describing the market rather than the postcode.
Ask what is available that is not listed
In a market this thin, a share of what trades never reaches the open market. Ask directly how they hear about it.
Ask about ocean side versus Intracoastal
They are different products at different prices with different buyers, on the same short street grid.
Ask about building and renovating here
Estate lots in a town this small mean permitting and neighbours are part of the purchase. Someone who has been through it can tell you what to expect.
