Sunny Isles Beach is a city occupying a narrow stretch of barrier island between Baker's Haulover Inlet to the south and Golden Beach to the north, with the Atlantic on one side and the Intracoastal Waterway on the other. Its skyline is the point: this is the most concentrated run of oceanfront high-rise residential towers in Miami-Dade County, and the inventory is overwhelmingly condominium.

Collins Avenue runs the length of the city, and most of the residential product sits directly on it: full-service buildings with beach frontage, amenity decks and, in the newer towers, branded residences. Buyers here are generally choosing between buildings rather than between streets, and the differences that matter are age, amenity programme, elevation and whether a residence faces the ocean, the Intracoastal or both.

The city is bracketed by two very different neighbours, which is useful context: Golden Beach immediately north permits no towers at all and is entirely single-family, while Haulover Park sits south across the inlet. Anyone weighing a tower residence against a house should look at both sides of that line.
