Surfside is a small oceanfront town on the Miami Beach barrier island, bounded by Bal Harbour to the north and the City of Miami Beach to the south. It runs only a handful of blocks deep from the Atlantic to Biscayne Bay, and its defining characteristic is scale: this is a low-rise, walkable town in the middle of a coastline otherwise given over to towers.

Harding Avenue is the commercial spine, a genuine main street of restaurants, bakeries and small shops that residents reach on foot rather than by car. Housing divides between oceanfront and near-oceanfront condominium buildings along Collins Avenue and single-family homes on the quieter streets west toward the bay, several of them with dockage.

Surfside's beach is continuous with Bal Harbour's to the north and Miami Beach's to the south, and the town maintains its own beachfront access and community centre. For buyers who want to be on the ocean without living in a high-rise district, it is the most direct answer on this stretch of coast.

Surfside rewards knowing the blocks. Oceanfront and near-oceanfront buildings differ sharply in age, reserves and beach access, and the single-family streets west of Collins have their own pricing entirely. Jonathan Bigelman advises clients on which side of that line fits what they are trying to do, and what a building's financial position means for an offer. Who you work with

Buying or selling in Surfside

Jonathan Bigelman handles residential sales from $2M at ONE Sotheby’s International Realty, and he knows this stretch of coast as a Miami-Dade native from a family already in the trade. Surfside is the low-rise exception on a coastline of towers: a walkable town only a few blocks deep, holding classic single-family streets, mid-century buildings and a small amount of new oceanfront.

That mix is the reason two properties a street apart can be entirely different purchases. What he has closed in the town is counted below, from the Southeast Florida MLS.

  • Ask about the building's inspection and reserves

Florida requires milestone inspections and funded reserves for older condominium buildings statewide. The reports and the reserve study are documents you can read before you offer, and what they contain changes what a unit is worth.

  • Ask what the height rules allow

Surfside stays low-rise by design. That protects the character you are buying and it also limits what any given site can become.

  • Ask house or building, and why

A single-family street and an oceanfront building here suit different lives. An agent should ask you that before sending listings.

  • Ask what they have closed here

Not what they know about the town. A recorded transaction history is checkable in the MLS; familiarity is not.

Questions

Surfside buyer questions

What kinds of properties are for sale in Surfside?

Oceanfront and near-oceanfront condominium residences along Collins Avenue, and single-family homes on the streets west toward Biscayne Bay, some with private dockage. Current counts for each are shown above.

Is Surfside walkable?

Yes, unusually so for this coastline. The town is only a few blocks deep, and Harding Avenue functions as a main street of restaurants and shops that most residents reach on foot.

How is Surfside different from Miami Beach?

Surfside is a separate town with its own government, and it is low-rise by design. Miami Beach, immediately south, is a larger city with far greater density and height, and includes South Beach, Mid-Beach and North Beach.

Are there single-family homes in Surfside, or only condominiums?

Both. The blocks west of Collins Avenue toward the bay are single-family, while the oceanfront is condominium. The counts above reflect what is actually listed today rather than a general impression.
