Bay Harbor Islands is a town of two artificial islands in Biscayne Bay, connected to Bal Harbour and Surfside by the 96th Street causeway and to the mainland by the Broad Causeway. Its structure is unusual and worth knowing before you search: the two islands are zoned differently, and which one a property sits on determines what kind of property it is.

East Island is almost entirely single-family homes, many on the water with dockage, on quiet residential streets. West Island holds the town's low-rise apartment and condominium buildings along with its commercial spine, Kane Concourse, where the banks, restaurants and offices sit. The town has kept a height and density profile far below the towers a mile east on the ocean, which is much of its appeal.

Ruth K. Broad Bay Harbor K-8 Center sits within the town, and the beach at Bal Harbour and Surfside is a short drive or a long walk across the causeway.
