Golden Beach or Sunny Isles Beach? One town has no condominiums at all

Buyers arrive on this stretch of coastline with a budget and a postcode, and discover the decision was never really between two addresses. It was between two completely different kinds of property that happen to sit a few hundred yards apart.

Golden Beach and Sunny Isles Beach share a border on the same barrier island. Golden Beach permits no condominium or apartment towers whatsoever - the town is zoned exclusively for single-family homes, has no commercial district, and runs about a mile between the Atlantic and the Intracoastal. Sunny Isles Beach, immediately south, is the densest concentration of oceanfront high-rise residential towers in Miami-Dade County.

What that looks like in inventory

Counted on the Southeast Florida MLS on 27 August 2026, at a one-million-dollar floor: Golden Beach had 15 active listings. Sunny Isles Beach had 1,271.

That is not a statement about demand. It is a statement about what exists. A town of houses on a mile of oceanfront cannot produce the inventory of a town of towers, and it never will - which is the entire argument for buying in one, and the entire argument against waiting in the other.

The practical differences that decide it

What you own. In Golden Beach you own land, a structure and, on the ocean side, private beach access. In Sunny Isles you own a residence and a share of an association. Both are real ownership; they behave differently when you want to change something, and they behave very differently when the building needs work.

What you maintain. A house is your roof, your seawall, your dock and your generator. A tower residence is a monthly assessment and a vote. Buyers who have owned neither usually underestimate the first and overestimate their tolerance for the second.

How you find one. With fifteen active listings, Golden Beach is a market where being ready matters more than being fast - a great deal changes hands before it is widely marketed, and the buyers who transact are the ones already positioned when something surfaces. Sunny Isles is the opposite problem: with over a thousand active listings, the difficulty is not finding options but eliminating them, and the elimination is done on the things a listing photograph does not show.

What actually separates two similar towers. Construction era, the amenity programme, floor and exposure, and the state of the association's reserves. Florida's post-2021 condominium legislation on structural inspections and reserve funding changed that last one materially: buildings that had deferred reserves now have to fund them, and it arrives as a higher monthly assessment or a special assessment with a number attached. Two buildings on the same block can sit in completely different positions on this, and it is knowable before you offer, from the reserve study, the inspection reports and the association minutes.

Which one is right

If you want a house with dockage and no association, Golden Beach is the answer on this coastline, and the shortlist is genuinely short. If you want lock-and-leave with a front desk, a gym and the beach downstairs, Sunny Isles has more of it than anywhere else in the county - and the work is choosing between buildings rather than between streets.
