Bal Harbour is a condominium market first. The village occupies the northern tip of the Miami Beach barrier island, and almost all of its residential inventory sits in full-service oceanfront and bayfront towers either side of Collins Avenue; the single-family enclave west of the road is very small and rarely trades.

Buildings here are staffed and amenitied in a way that the low-rise towns south of the village are not, and most sit directly on the sand. If you want the same stretch of coast at a lower scale, Surfside condominiums are a block or two south, and Bay Harbor Islands sits a bridge away on the bay.
