Bay Harbor Islands is two artificial islands in Biscayne Bay, and they are zoned differently. The west island is houses; the east island is low-rise multifamily, and that is where essentially all of the town's condominium inventory sits, within a few blocks of the Kane Concourse shops and restaurants.

Buildings are boutique rather than tower-scale, and the island has a steady pipeline of contemporary new construction. The ocean is one bridge east: Bal Harbour and Surfside are the oceanfront alternatives. For the whole town including the west island's houses, see Bay Harbor Islands homes for sale.

Who you work with

Buying or selling in Bay Harbor Islands

Jonathan Bigelman grew up in Miami-Dade, in a family already in this business, and sells residential property from $2M through ONE Sotheby’s International Realty. Bay Harbor Islands is the market on this coastline where the address matters least and the parcel matters most: the two islands are zoned differently, so which side of the bridge a property sits on decides whether you are buying a house or a low-rise residence, and what you can do with it later.

What he has actually closed on these islands is counted below, straight from the Southeast Florida MLS. If you are weighing a dock against a walk to Kane Concourse, or deciding whether an older building is worth buying into before it is redeveloped, that is a useful first conversation and it costs nothing.

  • Ask which island first

East and West are zoned for different things. An agent who answers with the town rather than the island has not started the search yet.

  • Ask about the dock and the seawall

On a waterfront lot the value is largely the water access. Depth, bridge clearance and the condition of the seawall are all checkable before you offer, and a seawall is a real number.

  • Ask what the building replaced

Much of the low-rise stock here is 1950s and much of it is being redeveloped. Whether a building is on that path changes both the price and the timeline.

  • Ask what they have closed here

Not what they know about the islands. A recorded transaction history is checkable in the MLS; familiarity is not.

Questions

Bay Harbor Islands buyer questions

What is the difference between East and West Bay Harbor Island?

East Island is zoned almost entirely for single-family homes, many of them waterfront with private dockage. West Island holds the low-rise condominium and apartment buildings and the Kane Concourse commercial district. Which island a listing sits on determines the kind of property it is.

Are there waterfront homes with docks in Bay Harbor Islands?

Yes. Because both islands are man-made and surrounded by Biscayne Bay, a large share of the single-family inventory on East Island is waterfront with dockage. The waterfront count above shows how many are currently listed.

How far is Bay Harbor Islands from the beach?

The Atlantic beach at Bal Harbour and Surfside is directly east across the 96th Street causeway, a short drive and walkable from much of the town. Bay Harbor Islands itself sits on the bay rather than the ocean.

Does Bay Harbor Islands have high-rise buildings?

No. The town's buildings are low-rise, concentrated on West Island, and its height and density limits are markedly lower than the oceanfront towers on the barrier island to the east.
