Golden Beach is the northernmost oceanfront municipality in Miami-Dade County and it is defined by a single zoning decision: the town permits no condominium buildings. Every residence here is a house, on roughly a mile of barrier island between Sunny Isles Beach and the Broward County line.

Lots are large, many sit directly on the ocean or the Intracoastal, and the town is private and patrolled with its own beach pavilions. There is no condominium market to compare within the town limits; the nearest towers are in Sunny Isles Beach, immediately south. Other single-family markets on this coast are Miami Beach and Surfside.

Who you work with

Buying or selling in Golden Beach

Jonathan Bigelman sells from $2M with ONE Sotheby’s International Realty, and he is from here: a Miami-Dade upbringing and a family that was already in the business. Golden Beach is the smallest market he covers and the least like the others: no condominium towers at all, a town of houses on roughly a mile of oceanfront, with its own police and private beach access for residents.

That scale is the whole dynamic. A town this size can go months without a comparable sale, so timing, patience and hearing about a house early matter more here than anywhere else on this coast. His closings in the town are counted below, from the Southeast Florida MLS.

  • Ask how many homes actually trade here in a year

It is a small number. An agent who can tell you it, and what sold last, is describing the market rather than the postcode.

  • Ask what is available that is not listed

In a market this thin, a share of what trades never reaches the open market. Ask directly how they hear about it.

  • Ask about ocean side versus Intracoastal

They are different products at different prices with different buyers, on the same short street grid.

  • Ask about building and renovating here

Estate lots in a town this small mean permitting and neighbours are part of the purchase. Someone who has been through it can tell you what to expect.
