Miami Beach is large and varied enough that it describes a market rather than a neighborhood, and nowhere is that truer than in its condominium stock. South of Fifth is the peninsula's premier address for new penthouses and boutique residences; the Art Deco Historic District holds the densest concentration of pre-war buildings; and the oceanfront towers along Collins run the length of the island.

Choosing the district first is the whole exercise here. Smaller, quieter oceanfront markets sit immediately north: Surfside, Bal Harbour and Sunny Isles Beach. For the island's houses, including the gated bay islands, see Miami Beach houses for sale.

Who you work with

Buying or selling in Miami Beach

Jonathan Bigelman was raised in Miami-Dade by a family in the business and now handles residential sales from $2M at ONE Sotheby’s International Realty. Miami Beach is the one market on this coastline large enough that the city name tells you almost nothing: South of Fifth, Mid-Beach, North Beach and the guarded bay islands are separate markets with separate buyers, and the estates sit on the man-made islands rather than on the beach.

So the first decision is the district, not the house. Below is a count of what he has closed across the city, drawn from the Southeast Florida MLS.

  • Ask about the district, not the city

A record in Miami Beach can mean South of Fifth or it can mean North Beach. Ask which, because they are different markets.

  • Ask whether the property is historically designated

Much of South Beach sits in the Art Deco Historic District, where exterior changes go through review. That governs what you can do after you own it.

  • Ask island versus oceanfront

A gated bay island and an oceanfront tower attract different buyers and behave differently on resale. Both are called Miami Beach.

  • Ask about the rental rules

Short-term rental rights vary sharply between districts and between buildings. If income is part of your plan, confirm it in writing before you offer.

Questions

Miami Beach buyer questions

Which part of Miami Beach should I look in?

It depends on what you want. South Beach for the Art Deco district and walkable nightlife, Mid-Beach for large oceanfront buildings on the Collins corridor, North Beach for a lower-rise residential feel, and the bay islands for single-family estates with dockage.

Are there single-family homes in Miami Beach?

Yes, principally on the man-made islands in Biscayne Bay (the Venetian and Sunset Islands, La Gorce, and the Star, Palm and Hibiscus group), along with residential streets in North Beach. Much of that inventory is waterfront with private dockage.

What is the Art Deco Historic District?

A protected district in South Beach containing one of the largest concentrations of 1930s Art Deco architecture anywhere. Buildings within it are subject to preservation rules, which affects what can be altered on a given property.

Is Miami Beach the same as the City of Miami?

No. Miami Beach is a separate city on the barrier island; the City of Miami is on the mainland across Biscayne Bay. They have different governments, tax rolls and building codes.
